First Model - JingJing shows the comparison of the incremental return ATIRRs w/ and w/o the renovation. It also demonstrates how does the return change under a new loan.
Second model - JingJing shows some of the major indicators on a construction loan model, such as interest carry, yield to the lender, and return projection.
DEVELOPMENT AND WATERFALL DISTRIBUTION
JingJing brings her idea of commercial and residential development to the Essex Crossing- the epicenter of downtown Manhattan.
She designs a cycling house, a 30% affordable housing and 70% market rent multi piece with a rooftop vertical farming in one of the buildings among the complex.

How can we help a tech company to move its 1,000 employees back to the office in the city?
JingJing's WeWork internship specializes in market research and evaluation. She participated in a leasing case in which a tech company is looking for office space to have its 1,000 employees return to work in NYC.
Her duties included performing midtown submarket research and leasing due diligence, building scenario analysis to explain the various aspects of office space, comparing leasing options by financial implications, and reviewing all legal considerations for the contracts.

How do we apply a value-add acquisition toward a multifamily property in Brooklyn, New York?
JingJing's REBNY internship worked on commercial real estate deals which covered market research, property valuation, and financial analysis.
She worked with professionals at Webb & Brooker to build 10-year cash flow projections and sensitivity analysis based on various growth rates, hold periods, and exit cap rates with a concentration on value-add planning.
